Verified beachfront and surf land, villas and commercial property in the world’s surfing paradise — with leasehold or PT PMA structures, permits and KITAS handled by our own legal team in Padang.
Surfers have travelled to Mentawai since the early 1990s for some of the most perfect waves on the planet. Today visitor numbers are climbing, but the coast remains largely undeveloped: the reefs, the waves and the jungle Bali had decades ago, with land at a fraction of the price.
Buildable beachfront is naturally limited: coastal setback rules, protected forest and clan-owned land mean that clean, properly titled parcels are scarce. That scarcity is the investment case — and the reason due diligence matters.
Discover the islandsMentawai is one of the most famous surf destinations on earth. About 6,000 visitors came specifically to surf in 2024 — and they come back every season.
29,000 visitors in 2024, around 5,000 more than in 2023, according to the regency tourism office.
Coastal land still trades in the hundreds of thousands of rupiah per m², not the millions common on Bali’s coast.
Fast boats from Padang to Tuapejat, small-aircraft flights to Rokot and a growing road network on Sipora.
Siberut is a national park and UNESCO biosphere reserve. Low-density development keeps the islands — and their value — intact.
Leasehold, PT PMA with HGB title, or Hak Pakai — proper structures exist, and our Padang legal team sets them up end to end.

A foreign-owned Indonesian company holds a registered Right to Build (HGB). The standard route for resorts, rental villas and surf camps.
Foreigners with a valid stay permit may hold a residential house under a Right of Use, subject to minimum-price and size rules.
A call to understand your goal — private retreat, surf camp, resort or land bank — and the right ownership route.
Verified parcels with drone footage and coordinates. We host you on Sipora, or walk the land for you by video call.
Certificate check at the land office, clan (suku) consent, zoning, coastal setback and access — in writing, before you pay.
We set up your PT PMA or prepare the lease, plus NIB, tax ID and bank account, under one roof.
Deeds signed before a licensed notary/PPAT, payments tied to signed documents, title registered.
Building approval (PBG), KITAS, LKPM reporting and trusted local builders — so the project keeps moving after you fly home.
Sipora is where most investors start: the regency capital Tuapejat, the fast-boat port, Rokot airport and the famous Katiet surf point are all here. Siberut and the Pagai islands reward those who want more remote surf and nature.
Foreigners cannot hold freehold (Hak Milik) title in Indonesia, but there are three legal routes: a notarised long-term lease, a foreign-owned company (PT PMA) holding HGB title, or Hak Pakai for a residential home if you hold a stay permit. We set up whichever route fits your plan.
Prices depend on area, access, frontage and title. Publicly advertised Mentawai parcels in 2026 range from roughly IDR 250,000 to about IDR 1,800,000 per m² (around US$15–110), far below comparable coastline in Bali. Every parcel on this site shows its price per m² and estimated total.
We currently source land in Tuapejat, Mapaddegat, Pantai Jati, Berkat, Katiet, Bosua, Masoku. Each area has its own page with what it suits and the parcels available.
That is exactly why we start with due diligence. Much of Mentawai is clan (suku) land. We only offer parcels where the certificate has been checked at the land office and clan consent is documented, and we never use nominee arrangements.
Fly to Padang (PDG) via Jakarta or Kuala Lumpur, then take the fast boat to Tuapejat on Sipora (about 3.5–4 hours) or a small-aircraft flight to Rokot airport.
